Located in the historic district of Halepa in Chania, Crete, SM Residencies is a contemporary residential complex of approximately 550 sqm, designed to embrace its privileged position overlooking the city of Chania and the Old Port. The project explores the relationship between solid and void, privacy and openness, weight and lightness — expressed through exposed concrete, generous balconies, and a restrained minimal architectural language.
Halepa is an area with strong architectural identity and layered history. Positioned on an elevated site, the complex benefits from unobstructed views toward the urban fabric of Chania and the Venetian harbor. The design responds to this topography by carefully orienting the main living spaces toward the panoramic outlook, while maintaining privacy from neighboring properties.
The building’s massing is articulated through horizontal planes and recessed volumes that frame the landscape. Large openings and extended balconies function as transitional thresholds between interior and exterior, allowing the Mediterranean climate to shape everyday living.
The central concept of SM Residencies is grounded in clarity of form and structural honesty. Exposed concrete defines the primary architectural expression, revealing the construction logic and emphasizing material authenticity. The raw texture of the concrete contrasts subtly with glass surfaces and lighter finishing elements, creating a balanced composition that feels both robust and refined.
The design seeks to translate contemporary minimalism into a residential environment that remains warm and livable. Clean lines, carefully proportioned volumes, and an emphasis on natural light generate spaces that are both serene and dynamic.
Rather than relying on decorative gestures, the project achieves character through geometry, proportion, and material consistency.
The 550 sqm complex is organized to maximize openness and spatial continuity. Generous living areas form the core of each residence, seamlessly connected to expansive balconies. These outdoor extensions are conceived as true living spaces — capable of hosting dining, relaxation, and social interaction — rather than secondary appendages.
Interior layouts prioritize fluid circulation and visual connections. The main living areas are designed as open-plan spaces, where kitchen, dining, and lounge zones coexist without rigid separation. This openness enhances the sense of spaciousness while allowing flexibility in use.
Private areas, including bedrooms and service spaces, are strategically positioned to ensure comfort and acoustic privacy. Large glazing elements frame the city and sea views, turning the surrounding landscape into an integral component of the interior experience.
One of the defining features of SM Residencies is the presence of large, projecting balconies. These horizontal concrete slabs not only reinforce the architectural identity but also function as climatic moderators, providing shading and protection from direct sunlight.
The balconies establish a strong dialogue between interior and exterior. Sliding glass systems dissolve the boundary between inside and outside, allowing natural light and air to flow freely. During the warmer months, the residences expand outward, transforming into open, breathable living environments that respond directly to the Mediterranean lifestyle.
Exposed concrete is the primary structural and aesthetic element of the project. Its application is deliberate and precise, with attention to formwork detailing and surface finish. The material conveys permanence and stability, while its neutral tone provides a calm backdrop for everyday life.
Complementary materials are selected to enhance the tactile experience without overpowering the architectural language. Glass surfaces amplify light and transparency, while subtle metal elements and refined finishes introduce a contemporary precision.
The structural system is expressed rather than concealed, reinforcing the architectural clarity of the complex. Each slab, beam, and vertical element participates in the overall composition, ensuring coherence between design intent and construction reality.
Natural light plays a fundamental role in shaping the interior atmosphere. The orientation of the building allows sunlight to penetrate deeply into the living spaces throughout the day, creating dynamic patterns of light and shadow across the concrete surfaces.
In the evening, artificial lighting is integrated discreetly, emphasizing architectural lines and highlighting textures without visual clutter. The result is an environment that feels calm, balanced, and timeless.
